Gloria Kirkwood

Gloria Kirkwood is a partner and co-owner of Association Professional Services, an HOA election and meeting management company.

With a solid background in corporate accounting, Gloria transitioned into community management in 1994. She spent three years as the onsite community manager of a local residential country club and then advanced to the position of onsite general manager for a 1274-unit residential community. She developed specialized experience in accounting, insurance, construction, employee and sub­contractor supervision, landscape and building maintenance, office management, and conflict resolution.

She achieved success by consistently meeting demands for versatility, quick and accurate decision-making, along with understanding and patience for clients, homeowners, and boards. Gloria and her team of eight staff members provided efficient leadership, planning, and operational excellence for the association and its members. She improved overall homeowner satisfaction throughout her tenure and was recognized accordingly by the Community Associations Institute of the Coachella Valley by receiving their Manager of the Year award twice during her career.

Gloria has been a member of the California Association of Community Managers and the Community Associations Institute throughout her management career, earning both the CCAM and PCAM designations. She served on the board of directors of the CAI-CV chapter and was elected chapter president in 2010. As an active CAI volunteer throughout her management career, she received the president’s award, lifetime achievement award, and numerous committee awards. Gloria has facilitated CAI-CV educational programs and written articles for the chapter’s Quorum magazine.  Also, as a member of CACM, she has facilitated programs for both the Northern & Southern Law Seminar & Expo.

Gloria retired in 2022 from association management but remains active in the Coachella Valley chapter of CAI and continues to serve on several committees.
